Will you want to be in a private setting - or not so far from the nearest neighbor?
Will you want room for livestock or planting / farming?
 

Then there are other considerations:
How far is TOO far from the beach?

How important is having a property close to work, local amenities, public transportation? 

Are there areas that you want to avoid? 

Are you willing to purchase a home or property that is involved with a Home Owner’s Association? 

Are there special considerations required for hobbies, guests, potential additions to the family, physical limitations or disabilities?

 

Then of course if you are looking to invest in an existing business ALL of the above applies as well as what kind of monthly minimum return you can expect from your newest venture.
